We believe that the process followed to conceive and develop the design is as important as the design itself. If the design approach is well monitored and kept in control, it can substantially minimize the chances for error and can also keep the time, cost and quality in control.
At StudioXalt, we encourage the integrated design practice model which not only provides an opportunity to incorporate new ideas at the right time but also prepares us to handle the unexpected challenges or issues.
We overlap the boundaries of the structural designers, MEP Consultants, Lighting & Acoustic designers and Landscape architects by involving them in the design from the schematic stage, because their views are not as limited by familiarity with the way things are usually done. The team works as a collective to understand and develop all aspects of the design. The design can then emerge organically, with the full benefit of each expert’s input.
STAGES OF DESIGN
An overview of our organized approach towards design from conceptualization till shaping it into a practical and feasible product, covering important milestones-
Client Brief and Design Report
During this initial stage we interview the client to understand his requirements and expectations for the project. Post this, we conduct site recce, case studies and gather information relevant to the project and the suitable design approach. All this is summarized in a design basis report which streamlines our formal kick off.
Concept Design
In this stage we explore the space planning options to arrive at the most optimum layout which is developed simultaneously with a visual design to reflect the character of the space. The design showcases the overall look and feel through 3D visuals and mood boards highlighting the furniture, finishes, other design elements and wall graphics. A schematic drawing (SD) set is also prepared for technical understanding and deriving a ball park budget estimation.
The SD package is shared with other consultants to prepare the design basis reports and to further develop it in to the respective DD packages.
Design Development
On receiving a formal approval from client, a Design Development (DD) Package is prepared which includes detailed drawings set, materials specification and the line item Bill of Quantities with tentative budget projection for benchmarking the overall price of the project. It is during this stage, we review the workability of the design, review the specifications and do value engineering to control the cost of the big ticket items.
The DD set is reviewed in coordination with engineering services consultants drawings and reports to identify and fix the conflicts. Critical inputs are also received by the lighting and acoustic consultants.
Construction Documentation
After completing the rounds of services coordination, cost analysis and construction workability of design, the outcome is recorded and updated in the final construction documents (CD) set which is shared with the building contractors for execution at site. The CD set comprises of updated working drawings with micro level enlarged details, update material specification and bill of quantities which is shared with the contractors to receive the pricing quotes.
Construction Administration
We assist the client in shortlisting the contractors and negotiating their quotes to arrive at the final pricing. During the execution phase, we conduct occasional site visits to overlook the the progress of work to identify and highlight the quality issues.
